What Is a Stem Wall Repair

     A stem wall is the portion of a home’s foundation that sits between the footing and the framing of the structure. Over time, moisture can penetrate the concrete and cause the steel reinforcement (rebar) inside the stem wall to rust. As the rebar corrodes it expands, creating pressure within the concrete that leads to cracking, flaking, or “spalling” of the surface. When this happens, the surrounding concrete can deteriorate and expose the reinforcing steel, which may weaken the foundation if left unaddressed. Stem wall damage is commonly identified during home inspections and may need to be repaired before a real estate transaction can close. Stem wall repairs typically involve removing deteriorated concrete, treating or replacing rusted rebar, and rebuilding the damaged area using specialized repair materials. Minor repairs may only require cleaning the rebar and sealing the area, while more significant damage can require rebar replacement, epoxy repair compounds, and restoring the structural integrity of the wall. Proper stem wall repair helps protect the foundation, prevent further deterioration, and ensure the long-term stability of the home.
